Roof Repair in Fleming Island, Sized to the Problem and Finished Neatly
We find where the water or wind got in, fix that part properly and leave the rest of your roof alone. Shingles, flashing, vents and soft decking are repaired with matched materials, your plantings are covered while we work, and the ground is swept before we go.
Fixing the part that failed
A leak rarely means the whole roof has reached the end of its life. Often one small piece gave way: a cracked pipe boot, a few shingles peeled back by a summer squall, or flashing that has drifted away from a chimney. Mending that one failure costs far less than a new roof and keeps the materials you already paid for.
We start by following the stain inside back to the point where water actually enters, which is often several feet uphill. Then we tell you plainly whether a repair will hold. When most of a slope has gone dry and crumbly, or the plywood gives underfoot in more than a spot or two, we will tell you that too and explain what roof replacement would involve. We do not push it when a repair will do.
The work itself stays contained. Tarps go over beds and the driveway, old material goes straight into a bin, and a magnetic sweeper runs over the lawn before we leave.

What our roof repair covers
- 01
Shingle replacement and resealing
We replace missing, creased or cracked shingles and match color and profile as closely as current stock allows. Tabs that lifted but stayed attached are hand-sealed so the next gust does not catch them.
- 02
Flashing at walls and chimneys
Step flashing, chimney flashing and the metal at roof-to-wall joints is reset or replaced rather than smeared with sealant. Caulk alone tends to crack after a few seasons of Florida sun.
- 03
Plumbing vent collars
The rubber collar that seals each plumbing stack hardens in the heat and eventually cracks open, and it ranks near the top of the leak sources we trace. We fit new collars and check exhaust and ridge vents while we are up there.
- 04
Soft or rotted decking
Where water has sat long enough to rot plywood, we cut out the damaged section, fasten new decking to the rafters and rebuild the underlayment and shingles above it.
- 05
Valleys and drip edge
Worn valley metal, open valley shingles and bent drip edge are repaired so water runs into the gutters instead of behind the fascia.
Questions about Roof Repair?
Call(904) 925-3052Signs your roof needs a repair
Marks overhead or wet insulation
A tea-colored ring spreading across the drywall, or attic insulation that feels damp to the touch, tells you water has found a way through. Tracing it early saves both decking and drywall.
Torn shingle scraps on the ground
Finding fragments of shingle in the grass or along the driveway after a thunderstorm tells you something up top has opened, even if no water has come inside yet.
Granules piling up at downspouts
Some granule loss is normal on an aging roof. Heavy piles at the downspouts, or bare patches you can see from the ground, point to shingles wearing through.
Daylight or a musty smell up top
Light around a vent or chimney, or a damp smell in the attic on a humid afternoon, usually traces back to failed flashing or a split boot.
A dip along a ridge or edge
A sag in the roofline can mean soft decking underneath. It is worth a look before the next heavy rain adds weight.
How a repair visit runs
- 1
Inspect and photograph
We look at the roof and the attic, trace the leak path and photograph what we find so you can see the problem for yourself.
- 2
A written scope
You get a line-item estimate naming the repair, the materials and anything worth watching later. Nothing starts until you approve it.
- 3
Protect the property
On the work day we lay tarps over plantings, the driveway and anything under the eaves, and set ladders on pads so they do not mark paving.
- 4
Repair and check
We remove only what has to come off, make the repair, and water-test the area where that makes sense.
- 5
Clean up and walk through
Old material is bagged and hauled away, the lawn and beds are swept with a magnet for nails, and we show you the finished work in photos.
What goes into the price of a roof repair
We price a repair only after getting on the roof, because the view from the ground rarely shows the whole story. Each part of the work gets its own line on the estimate, so you know what you are paying for. If a bigger repair comes at a bad moment, financing is available.
- How much is damaged
- Replacing a single vent collar is quick and uses little material. Damage spread over several shingle rows calls for more of each, and the cost rises with it.
- Hidden layers below
- Wet underlayment or rotted decking raises the cost, and it only shows once shingles come up. When we find it, we pause, send you photos and get your OK before continuing.
- Slope and reach
- A steep roof needs more safety gear, and second-story eaves or narrow side yards take extra time to work through carefully.
- Finding matching material
- Standard architectural shingles are simple to get. Discontinued colors or metal panels may take longer to track down or have made.
- Flashing work
- Chimneys, skylights and spots where the roof meets a wall take more cutting and fitting than open stretches of shingles.
Common roof repair questions
Will the new shingles match mine?
In most cases they come close. We bring samples and hold them up to your roof in daylight. On an older roof, new shingles may look a little brighter at first and blend in as they weather. If your exact shingle is no longer made, you hear about it before we start.
Will my insurance pay for this repair?
It depends on the cause. Sudden damage from high wind or a fallen limb is often covered, while normal aging usually is not. For storm damage, we work with your insurance adjuster directly on the claim and hand you photos of what we found. Coverage is settled by your policy and the adjuster; we walk you through the process and make the repair.
How long do repairs usually take?
Replacing a pipe boot or a few shingles often takes just a few hours. Rotted decking or chimney flashing can fill most of a day. Your estimate tells you how long to expect.
Do I have to be home while you work?
Not for the work on the roof. If we need attic access to follow the leak, we schedule it at a time that works for you. Either way, we send photos of the finished repair.
Is it worth repairing an older roof, or should I replace it?
If the problem is in one area and the shingles around it still lie flat and bend, a spot repair is a sound choice. When every slope shows curling, brittle or bare shingles, patching becomes chasing leak after leak. We check the entire roof and give you an honest answer.
Will you leave nails in my yard?
We take steps so that does not happen. Old material goes straight into a bin, tarps catch falling pieces, and before leaving we roll a magnetic sweeper over the lawn, beds and driveway.
