ServicesRoof Replacement
Roof Replacement in Fleming Island, Finished Clean Each Day
When repairs stop holding, a new roof is the steadier answer. We tear off to the deck, replace what has gone soft and install a complete system. Your shrubs stay covered, your driveway protected, and the yard is swept with magnets before we leave each evening.
When a New Roof Makes More Sense Than Another Repair
Most shingle roofs give fair warning. Granules wash into the gutters, tabs curl at the edges, and small leaks start showing up in new places after each heavy afternoon storm. At that point, patching one spot often just moves the problem to the next.
A replacement resets the whole system at once: decking, underlayment, flashing, ventilation and the finished surface. We look first and tell you honestly if a repair will carry you a few more years. If it will, our Roof Repair service is the better spend.
When replacement is the right call, we plan the job around your home as much as the roof. That means tarps over beds and walkways, a clear spot for the dumpster, and a tidy property at the end of each day, not only on the last one.
What Your Roof Replacement Includes
- Old roofing stripped to the sheathing
- Every existing layer comes off, leaving the plywood or plank deck in plain view. Covering worn shingles with new ones would bury whatever is wrong beneath them, so we never roof over.
- Decking repair where it's needed
- Soft, delaminated or rotted sheets are cut out and replaced. We photograph what we find and show you before it's covered.
- New underlayment and water barrier
- Synthetic underlayment goes across the deck, with self-adhering membrane in valleys, at eaves and around penetrations, installed to Florida's wind and water requirements.
- Fresh flashing and vents
- Pipe boots, step flashing, drip edge and ridge or box vents are replaced rather than reused. Old metal and cracked rubber boots are where many leaks begin.
- Your finished roof surface
- Architectural shingles suit most homes we see. If you'd like a longer service life, we can walk you through standing seam and other options on our Metal Roofing page.
- Daily protection and cleanup
- Plants, AC units and pool areas are covered, and the lawn and driveway are swept with rolling magnets every evening. The final sweep includes the gutters and the beds.
Signs Your Roof Is Ready to Be Replaced
Bald or curling shingles
Shingles that have lost their granules or lifted at the corners no longer shed water well. Look for dark patches and grit in your downspouts.
Stains in several rooms
A single drip can often be patched. When ceiling marks turn up in two or three rooms, the underlayment across the whole roof is usually wearing thin.
A deck that feels soft
Sagging between rafters or a spongy feel underfoot points to moisture damage in the sheathing.
Repeated storm repairs
If you are calling after every strong summer storm or tropical system to replace lifted shingles, the sealant strips have likely aged past holding.
An aging roof facing a policy review
Some insurers look closely at older roofs at renewal. A current, permitted replacement gives you clear paperwork to show them.
How the Job Runs, From Estimate to Final Sweep
- 1
Inspection and written estimate
We walk the roof and the attic, take photos and give you a line-item estimate. The estimate is free and carries no obligation.
- 2
Permit and scheduling
We pull the permit, order materials and set a start date. The day before, we confirm where the dumpster and deliveries will go so your driveway stays usable.
- 3
Protecting the property
Before the first shingle comes off, we cover landscaping, lay boards over the driveway edge and move outdoor furniture away from the eaves.
- 4
Tear-off, dry-in and installation
Each morning we open up only the section our crew can cover with underlayment before evening, so your home is never exposed overnight. Inspections required by the permit happen as the work progresses.
- 5
Final cleanup and walk-through
We clear the gutters, run magnets over the whole property twice and walk the finished roof with you, photos in hand.

What Moves the Price of Replacement
We price from your roof's real measurements and condition, so there are no figures until we've been up there ourselves. Your written estimate breaks out each item, and anything hidden until tear-off, like soft decking, gets its own per-sheet line ahead of time so it never shows up as a surprise. Financing is available.
- Size and pitch
- Square footage drives material and labor. Steeper roofs need extra safety equipment and slow the work.
- Roof complexity
- Valleys, dormers, skylights and multiple levels add flashing and cutting time.
- Condition of the deck
- Sound sheathing keeps costs down. Replaced sheets are counted and shown to you in photos.
- Material choice
- Architectural shingles ask less up front, while a metal roof costs more at the start and stays on the house far longer. If you're torn between them, we'll quote each one side by side.
What People Ask Before a New Roof
Something not covered here? (904) 925-3052
How long will the replacement take?
For a typical house with shingles, plan on one to three working days. Larger or more complex roofs, or a stretch of rainy weather, can add time. We call you if the schedule shifts.
Do I have to be home while you work?
No, though we'd like to meet you on the first morning and look over the finished roof together at the end. Pets are happier indoors away from the noise, and cars should be out of the garage before tear-off begins.
Could nails end up in my yard?
Tarps catch most debris, but some still falls, so each evening and again on the last day we run magnets over the lawn, beds and driveway. If you find one we missed, tell us and we'll come back for it.
Does insurance pay for a roof replacement?
It can if storm damage is the cause. For storm claims we deal with the adjuster for you, which may mean meeting them on the roof and providing our inspection photos and measurements. Your insurer makes the payment decision, and we keep you informed throughout. Our Storm Damage Repair page has more.
Should my gutters be replaced at the same time?
If they sag, leak at the joints or are coming away from the fascia, now is a sensible time since the drip edge is already open. If they are sound, we protect them and reinstall them. See the Gutters page for your options.
